We arrived and stopped at the entrance point to the FamCamp, sign says to call the office for information -- called and were instructed to choose any available site. Selected a site and proceeded to unload/setup. Wife drove over to the office to register -- and was told the site we selected was "Reserved". There was no sign to reflect the "Reserved" status. We were allowed to stay on the site. Eighteen of the sites are used for old FEMA trailers that MWR rents and several other sites are occupied by long-term folks (site next to us, folks stated they had been there for three-years due to the economy). Many of the pads are in need of maintenance (broken concrete, water leaks, and/or electrical issues). Bathhouse/lounge/laundry are located in a small portable building that has seen better days. The major "plus" for this FamCamp is the location -- close to many of the Memphis area attractions and the base has a nice NEX, commissary, and clubs.

The new Sea Mist is outstanding! The old site is next door to the new FamCamp and is in the process of being renovated -- currently in a Hold status as the contractor left the project. I've included pictures of the new FamCamp, 28 sites/no cabins. The negatives -- always appears to be something someone can complain about? There are no picnic tables, grills, or fire pits. The latter I can do without, but I consider a table a necessity for an RV park. The current military MWR manager does not agree and has stated that RV'ers can carry their food to the pavilion and use those tables. The 'old' Sea Mist had a boardwalk to the beach -- environmental folks are concerned that we will damage the sand dunes if a walkway is provided. My last negative on this otherwise Outstanding FamCamp. The utility boxes were placed too close to the pad and can interfere with the opening of the compartment doors.

We visited the new RV park on Cheatham Annex and all I can saw is "Wow"! This is going to be one very nice RV park, cabins, office/store when it is finished. Entering Cheatham Annex, turn left on B Street and continue to the end -- contractor is still working on the infrastructure and the office building and the cabin area. Very nice concrete pads and wide paved roads. The grass and landscaping has not matured and its very muddy/dirty at this time. Included three pictures of the new facility.

New "Sea Mist" is open! Called on 24 Jun 11 and made reservations -- could only get 5-days as the demand has been very high.

We did not visit the FamCamp but I did confirm with an individual in the office on 23 June 2011 that a new FamCamp is opening soon. Details are sketchy, other than it's in a different location and will have 50 sites. More questions than answers???? The rating I assigned is based on our last visit in 2010.

Charly is the best FamCamp host we have had the pleasure of meeting. Back again to this outstanding FamCamp. Deserves five-stars in all aspects.

GPS coordinates for the “Mainside” RV Park are 30.1053, -85.4514. All of the current pictures on ‘militarycampgrounds.us’ site, with the exception of the Marina, are of the “Southside” RV Park. Unfortunately we could not visit the “Southside” location as it requires an access card for the gate and these are only issued to registered campers of that facility. Overall, the “Mainside” FamCamp rates a 3.5 and the only reason I would not assign an overall 5 is due to the very restrictive parking conditions. Concrete pads are cracked and much too small for modern RV’s. There are no picnic tables, grills, or fire rings. The lack of these items is dues to the congested nature of the pads – as an example; our awning (patio area) is almost on-top of our adjoining neighbor. Their sewer, water, and power connections are very close to our motorhome. The staff, marina, beach, and other amenities are all outstanding. There is no room for expansion of the current “Mainside” FamCamp. The marina offers pontoon, fishing, canoes, kayaks, and paddle boats for rent, as well as bicycles, diving gear, and miscellaneous outdoor recreation equipment. This FamCamp is well worth a visit for the marina and beaches, as well as the close proximity to the commercial beaches/fishing. Suggest all the current pictures, with the exception of the marina bay picture, be identified as “Southside”. I’m providing Larry with several “On-Base” photos to use at his discretion.

Previous reviews have been right on the mark -- beautiful RV park with all the amenities. Charly is everything folks have said about her! Makes you feel right at home. Looking forward to our extended stay.
